The FHA-to-FHA streamline refinance, rule by rule

Recent payments must be on time

Rule check

For a standard non-credit-qualifying streamline, HUD's handbook requires that you made every payment on mortgages on the property within the month due for the six months before case number assignment, with no more than one payment 30 days late in that period, plus the payment for the month before closing. Credit-qualifying streamlines have their own history rules.

If you have had a late payment

Talk with a lender about timing. Waiting until the late payment falls outside the look-back window may change the answer.

Streamline questions

Can I get an FHA streamline with a late payment?

Possibly, if it is the only 30-day late payment in the six-month look-back and other payments were made within the month due.
